 Gunn Park Bathroom & Shower House

  You are invited to bid on a contract for the Gunn Park Bathroom & Shower House in Fort Scott, Kansas.

 This project shall consist of the construction of an ADA accessible Bathroom and Shower House with 8” CMU blocks, metal roofing, concrete flooring, and all other work and appurtenances necessary to complete the project.

 The City of Fort Scott, Kansas will receive bids until 2:00 pm on April 11, 2023, at the Office of the City Clerk.

 The proposed Contract Documents may be examined at:

The LUMP SUM bid items will include the following: 

 Design based on IBC 2015 – with minimum wind design speed of 120 mph

  1. Roof Snow Load – minimum 20 psf 
  2. Building Sizes – 
    1. 28’-0” x 17’-4” Bathroom
    2. 40’-0” x 17’-4” Shower House
  3. Walls – 0’-8” CMU Block Construction, reinforced as needed to meet code 
  4. Wall Height – 8’-0” with one (1) vent with exhaust fan per side
  5. Roof – 24 Gauge standing seam metal roofing on wood or steel frame truss as designed, provided and installed by Contractor
  6. Insulation – 
    1. Walls –R-19
    2. Roof – R-30 
  7. Metal Roof Pitch – 2/12
  8. Exterior Doors – 3’-0” insulated steel doors 6’-8” in height
  9. City to approve final location of all proposed buildings
  10. Interior – All interior plumbing fixtures/fittings, electrical fixtures/wiring, and interior doors shall be specified, provided and installed by the Contractor with preapproval of materials by the City
    1. Contractor to supply and install 2 - two-inch (2”) metal conduits under slab to interior of each building for electrical service
  11. Existing structures that may be present within project site shall be removed by Contractor prior to beginning other items of work
  12. Concrete for the concrete flooring will be 6-inch concrete over 6-inch AB-3 aggregate base on 6-inch leveled and compacted subgrade
  13. Sealers for the buildings shall be approved by the City prior to beginning work
    1. CMU Walls – Sealed with Loxon Water Blocking Primer/Finish (2 coats) or approved equal
    2. Concrete Floors – Sealed with H&C ClariShield Water-Based Wet Look Sealer (after cure) or approved equal
  14. City to provide sanitary sewer service and water service lines to the project site and within five feet (5’) of the proposed buildings
    1. Sanitary Sewer Service to be installed under slab to all drains- Schedule 80 PVC 
    2. 1 ½” Schedule 80 PVC, or PE Conduit for Water Service to be brought to all fixtures
  15. All areas of disturbed soil shall be smoothed and seeded by the Contractor at some time after substantial completion and before final acceptance of work
  16. Contractor is responsible for any damage to the existing site caused by their work at the Project Site and will repair any damage at no cost to the City
